Capital Needs Assessments
Our standard Physical Capital Needs Assessment (PCNA) is an extensive report created in readable language and an easy to navigate format that combines a comprehensive physical inspection with an assessment of the immediate, short, and long term needs of the property and the immediate costs as well as the long term reserve requirements. Our standard report is based on the requirements of Fannie Mae, HUD, and Standard & Poor's. Our forms and formats have been developed from performing thousands of PCNA's throughout the years. Our assessors are specialists with rehabilitation projects, having worked on CNA's for rehab projects from Hawaii to Boston and everywhere in between. We also offer a comprehensive review and approval process, so you won't be saddled with a CNA that over-states your reserve requirements or doesn't accurately reflect your plans. Public Housing Physical Needs Assessments
We have performed hundreds of PNA's for Housing Authorities, for both the CFP and CFFP programs, providing either analysis on 5 or 20 year terms, depending upon the requirements. We use the HUD forms in conjunction with our own standard PCNA report, as we like the level of detail that our own reports provide. We are very familiar with the requirements of the HUD documents and easily create them for our clients on a regular basis. Our inspectors are all REAC certified and often combine their PNA inspections with UPCS and Pre-REAC Inspections to provide our clients with a wide range of reports and options from a single report. Section 504 Transition Plans and Evaluations
Our inspectors are experts with the UFAS and Section 504 standards and can create a Section 504 Transition Plan and Evaluation as part of your CNA or as a separate report. We have performed these assessments throughout the country with agencies ranging from USDA/RD, to HUD, and Public Housing Authorities. We have also worked with social service agencies in many states to create usable and uncomplicated tracking mechanisms and forms for determining Section 504 and UFAS Compliance.
