Our standard Physical Capital Needs Assessment (PCNA) is an extensive report created in readable language and an easy to navigate format that combines a comprehensive physical inspection with an assessment of the immediate, short, and long term needs of the property and the immediate costs as well as the long term reserve requirements. Our standard report is based on the requirements of Fannie Mae, HUD, and Standard & Poor's. Our forms and formats have been developed from performing thousands of PCNA's throughout the years. We have performed hundreds of PNA's for Housing Authorities, for both the CFP and CFFP programs, providing either analysis on 5 or 20 year terms, depending upon the requirements. We use the HUD forms in conjunction with our own standard PCNA report, as we like the level of detail that our own reports provide. We are very familiar with the requirements of the HUD documents and easily create them for our clients on a regular basis.
